The total planned area of the Life Science Park is 249 hectares, of which the current development (phase I) is 130 hectares with future expansion (phase II) totaling 119 hectares. The current development is designed to host the research and mid-test facility of total 540,000 square meters. Phase II development is planned for medical care and commercialization facility of 1 million square meters.

The development of the Park aims at advanced international standard and is principally a low density development with a building density of 18%, a plot ratio of 48%, and landscape areas over 55% of the park area. The limited building height is 20 meters.

Phase I Development
The development of ZGC Life Science Park will follow the philosophy of people oriented, openness and innovation, with emphasis on harmony between nature and mankind. It will pay special attention to the environment and landscapes to create a professional ecological environment to foster sustainable growth. The functional areas will include an integrated service center, new enterprise incubation center, small business development center, as well as Research and Development facility, industrial production facility and medical service area.

Planning of Phase II
Phase II of Zhong-guan-cun Life Science Park is 119 hectares, and it will be constructed into Zhong-guan-cun International Medical Park combined clinical treatment and industry development. Construction area in Phase II will be 828,000 sm with building density 35%—40％，plot ratio 0.8—1.5 and green belt ratio 40％. It will integrate excellent clinic, research and teaching resources of Chinese Academy of Medical Sciences and Peking Union Medical College, establish the foundation for future Chinese “National Institute of Health”(NIH), and thus promote the interaction between Phase I and Phase II.

Zhong-guan-cun International Medical Park will utilize advanced clinic, teaching, research resources of Peking University and Chinese Academy of Medical Sciences, to realize the resources recombination in the capital area. It will construct the most advanced platform of medicine, education, research, health, and biotech with best facility and potentiality, hence become the symbol of modern medical service in Beijing. It will be constructed into state-level medical innovation base emphasizing on disease research.
